Structural, MEP, and Title 24 Engineering

This project involved a 1,200 square foot residential addition in Long Beach, California, requiring fully coordinated Structural Engineering, MEP Engineering, and California Title 24 Energy Compliance.

Creative Design Partners, Inc. (CDP) collaborated closely with the project architect from early design through construction to ensure the addition was structurally sound, energy compliant, and seamlessly coordinated across all disciplines. The scope extended well beyond basic calculations and drawings, requiring continuous coordination between structural framing, mechanical routing, electrical distribution, and plumbing systems within a constrained residential footprint.

This was not a plug-and-play addition. The existing structure needed to be carefully integrated with new construction, including the establishment of new gravity and lateral load paths. All MEP systems were designed to meet current California Building Code requirements and Title 24 energy standards, ensuring long-term performance and compliance.

By resolving structural framing, MEP routing, and energy compliance during design, potential conflicts were addressed on paper—minimizing field changes and supporting a smooth permitting and construction process.

Scope of Work

  • Structural engineering for a 1,200 SF residential addition
  • Integration of new framing with the existing structure
  • Design and verification of gravity and lateral load paths
  • Mechanical engineering for HVAC layout and duct routing
  • Electrical engineering, including lighting, power, and panel coordination
  • Plumbing engineering for new fixtures and system extensions
  • California Title 24 energy compliance documentation
  • Ongoing coordination with the architect to align structure, MEP, and design intent
  • Permit-ready construction documents and plan check support
