  • Foundation design — spread footings, mat foundations, post-tensioned slabs
  • Wood framing, concrete, and masonry structural systems
  • Lateral force-resisting systems — shear walls, moment frames, diaphragms
  • Seismic design per California Building Code and ASCE 7
  • Structural calculations package for building department submittal
  • Structural field observations during construction
  • Response to plan check correction notices and resubmittals

Service 02

MEP Engineering

Mechanical, electrical, and plumbing design for commercial and residential projects — available for work nationwide. Our in-house MEP team coordinates directly with our structural and civil engineers, eliminating the handoff friction that slows projects down when disciplines are split across separate firms.

  • HVAC system design — rooftop units, split systems, VRF, chilled water
  • Heating and cooling load calculations per ACCA Manual N
  • Electrical distribution, panel schedules, and lighting design
  • Plumbing systems — supply, drainage, gas, and fixture layout
  • California Title 24 Part 6 energy compliance — residential and nonresidential
  • Ductwork design and air distribution layout
  • Coordination with structural for equipment placement and penetrations
Service 03

Civil Engineering

Site planning, grading, drainage, and utility coordination for residential and commercial projects throughout California. Our civil engineers work as part of the same team handling structural and MEP — so site constraints are identified and resolved during design, not after the contractor mobilizes.

  • Site planning and layout for new construction and additions
  • Grading and drainage design — pads, swales, retention, and basins
  • Utility coordination — water, sewer, gas, electrical, and storm drain
  • Stormwater pollution prevention plans (SWPPP)
  • ADA accessibility compliance and site improvement plans
  • Erosion control and best management practices (BMPs)
  • Coordination with local agencies and municipalities

  • Permit applications without existing drawings
  • Historic buildings & older structures
  • Tenant improvement base plans
  • Insurance and legal documentation
Service 04

As-Built Drawings

When existing drawings are unavailable, inaccurate, or simply do not exist, we field-verify the building and produce complete, accurately documented drawings from on-site measurements. Essential for renovations, property transactions, permit applications, and any project where an accurate record of existing conditions is required before design work can begin.

  • Field measurement and verification of existing conditions
  • Floor plans, elevations, sections, and site plans
  • Structural, architectural, and MEP as-built documentation
  • Produced from on-site field measurements and reviewed for accuracy
  • Delivered in AutoCAD DWG and PDF — ready for your design team or building department
Service 05

Building Assessments

When you need to understand the true condition of a building — before an acquisition, a renovation, or a change of use — our licensed structural and MEP engineers conduct a thorough on-site assessment and deliver a clear, written report with condition ratings and professional recommendations.

  • Property Condition Assessment (PCA) — pre-acquisition due diligence
  • Structural assessment — integrity, stability, and deficiency evaluation
  • Seismic risk assessment — vulnerability and retrofit recommendations
  • Building envelope assessment — roof, cladding, waterproofing, windows
  • MEP system condition evaluation — HVAC, electrical, plumbing
  • Written report with photographic documentation and condition ratings
  • Executive summary for principals, investors, and decision-makers

Building Assessments

PCA · Structural · Seismic · Envelope

  • Pre-acquisition property due diligence
  • Pre-renovation structural evaluation
  • Seismic risk and retrofit assessment
  • Building envelope and water intrusion
  • Lender-required condition reports
  • Capital planning for existing buildings

Why Orange County Architects and Contractors Choose One Engineering Firm

When structural, MEP, and civil are managed by separate firms, the coordination work lands on the architect or contractor. Equipment penetrations get missed. Pad elevations conflict with drainage. Utility locations do not match the MEP layout. These are not uncommon problems — they are the predictable result of engineering disciplines that do not talk to each other until the drawings are already done.

At YA, that coordination happens internally. Our engineers work from the same project information and resolve conflicts before they appear in the drawing set. What you receive is a unified, cross-referenced package — not separate packages from multiple firms that need to be reconciled at the building department.

One coordinated drawing set submitted to the building department

Cross-referenced across structural, MEP, and civil — not independent packages from separate firms that contradict each other.

One point of contact for field questions and RFIs

When a contractor has a question that crosses disciplines, one call reaches the team that designed all of it.

One delivery date you can plan your schedule around

No chasing separate engineering firms to align their individual timelines with your submittal window.

Three Phases.
Clear Deliverables at Each.

A straightforward process with clear deliverables at every stage — so your project team always knows where the engineering stands.

Proposal and Alignment

We review your project scope and respond with a fee proposal and delivery schedule within 24 hours. Once engaged, we align the engineering concept with your design team before any work begins.

Engineering and Documents

Design development, load calculations, cross-discipline coordination, and a complete drawing set — prepared to meet building department requirements and support accurate contractor bidding.

Agency Approval and Construction

We manage correction notices and resubmittals through approval, then remain available for RFIs and field observations until the project is built true to the engineering intent.

Frequently Asked Questions

Both. Many of our clients engage us for a single service — structural only, MEP only, or a building assessment ahead of a renovation — and we coordinate with their other consultants where needed. Others bring us in for the full scope. Either way, you receive the same level of precision and responsiveness.

Within 24 hours of receiving your project details. We review every scope promptly and respond with a clear fee and delivery timeline — so your project schedule has a foundation to plan around.

Yes. Our MEP engineering services are available for projects nationwide. Structural and civil services are focused on California, where our engineers are licensed and have deep familiarity with local jurisdictions and building departments.

As much or as little as you have. Ideally, project address, type of building, scope of work, and your target submittal date. If you have architectural drawings or a concept plan, share those too. We will let you know if we need anything else before putting together the fee proposal.

Yes. We manage the full building department review cycle — preparing submittal packages, responding to correction notices, and handling resubmittals until your approval is issued. You are not pulled into that process unless a decision genuinely requires your input.

Yes, and this is how the majority of our projects are structured. We coordinate directly with the project architect from schematic design through construction documents. We are experienced integrating into an existing project team and adapting to the architect's document standards and communication preferences.
