MEP Engineering and Title 24 Energy Compliance
Huntington Drive, Arcadia, CA
This project was a commercial Tenant Improvement (TI) for a hair salon located on E. Huntington Drive in Arcadia, requiring coordinated Mechanical, Electrical, Plumbing (MEP) engineering and California Title 24 energy compliance.
Creative Design Partners, Inc. (CDP) provided permit-driven engineering services to support the full interior build-out of a salon space within an existing commercial building. The project required careful coordination of HVAC ventilation, electrical loads, plumbing fixtures, and energy compliance specific to personal service occupancies under California and City of Arcadia requirements.
This was not a basic tenant improvement. Hair salons carry higher electrical demand, increased ventilation requirements, and more complex plumbing coordination than standard retail spaces. All systems were designed to work together and pass plan check without revisions.
Scope of Work
- Mechanical engineering for HVAC distribution and salon ventilation requirements
- Electrical engineering for lighting, receptacles, equipment loads, and panel coordination
- Plumbing engineering for shampoo stations, sinks, and code-compliant fixtures
- California Title 24 energy compliance calculations and documentation
- Coordination with architectural layout and tenant equipment requirements
- Permit-ready construction documents and City of Arcadia plan check support
Salon tenant improvement projects often stall due to poor MEP coordination and incomplete Title 24 documentation. This project moved forward because systems were designed correctly from the start and aligned with California Energy Code requirements.
